Each year, the BC Government sets a maximum allowable rent increase for landlords under the Residential Tenancy Act (RTA). For 2025, the allowable rent increase is 3 percent (3%) — confirmed by the Residential Tenancy Branch (RTB). Official Source – BC Government
If you’re a landlord in BC, knowing the exact process and notice periods is essential to keep your tenancy fully compliant.
1️⃣ How the 2025 Rent Increase Works
According to the RTB, landlords may raise rent by up to 3 percent of the existing rent amount.
You cannot round up or apply a higher rate.
Example:
If your tenant currently pays $2,000 per month, a 3% increase = $60 → the new rent would be $2,060.
This applies to all standard residential tenancies covered by the RTA – including apartments, townhomes, and houses.
2️⃣ When You Can Increase Rent
A landlord may only increase rent once every 12 months for the same tenant.
You must also give three full months’ written notice before the increase takes effect.
(RTB Rule – Once Every 12 Months & 3-Month Notice)
Example:
If the rent increase takes effect April 1 2025, you must deliver the written notice by December 31 2024 at the latest.
The official form to use is RTB Form 7 – Notice of Rent Increase.
3️⃣ How to Deliver a Rent Increase Notice
You can serve the notice in one of the approved ways:
- In person (hand to tenant)
- Registered mail or courier
- Email, but only if the tenant has given written consent to receive documents electronically (RTB51)
