Higher-end property: the published rent data behind this calculator excludes listings over $5,000 a month, so this figure is an extrapolation. A professional rental analysis is strongly recommended for this property.
This is an estimate, not a guarantee. It is based on published average asking rents () and general adjustments, not an inspection of your property. Actual rent depends on condition, location, finishes, amenities, timing and market conditions. A free professional rental analysis gives you a property-specific opinion.

Estimate
How we got there
First-year cost with Casado (full management, on the midpoint)
Rent increases for an existing tenancy in B.C. are limited by the Residential Tenancy Act (2.3% for 2026 and 2.2% for 2027, with three full months' written notice). Market rent generally applies when a new tenancy starts. Your free professional rental analysis will look at recent comparable rentals near your address.
How this estimate is calculated, and data sources
We start from the average asking rent for newly listed, unfurnished units by city and bedroom count from the liv.rent October 2026 Metro Vancouver Rent Report (published October 2, 2026), cross-checked against the Rentals.ca / Urbanation October 2026 National Rent Report (September 2026 data) and the CMHC Rental Market Survey (October 2025). We then apply general adjustments for property type, bathrooms, parking, size and furnishing, and show a range of about 8% either side.
Where a source has no figure for a combination (for example Port Coquitlam, Port Moody 3-bedroom, studios, or 4+ bedrooms), we interpolate from the closest published figures and ratios. Average asking rents describe the market as a whole, not your unit. Sources exclude listings over $5,000 a month, so large or luxury homes need a professional analysis.
Frequently asked questions
- How accurate is this rental income calculator?
- It gives a ballpark range from published average asking rents for your city and unit size. It is not an appraisal or a guarantee. For a property-specific figure, request a free professional rental analysis.
- What does Casado Property Management charge?
- Full property management is 7% of monthly rent plus GST, and the leasing fee for placing a new tenant is half a month's rent plus GST. Full terms are set out in the management agreement.
- Can I raise my current tenant's rent to the market rate?
- Not freely. In B.C., increases for an existing tenancy are capped each year (2.3% in 2026 and 2.2% in 2027) and need three full months' notice on the approved form. Market rent generally applies when a new tenancy starts.
