What our Burnaby property management includes

1. Rental advertising and marketing

We start with a free rental analysis. It sets a realistic asking rent based on comparable Burnaby rentals, the building and the unit's condition. Then we market the property with professional photography and targeted advertising on MLS/REW, Facebook Marketplace and other appropriate online rental platforms, and we handle all inquiries and showings. Advertising costs are billed to you at cost and shown on your statement.

2. Tenant placement and screening

Every applicant is screened before we recommend them to you: credit checks, employment and income verification, previous landlord references, government-issued ID, and supporting financial documents when necessary. We then review each application for tenant suitability. Credit check costs are billed to you at cost. Under full management, if a tenant we place leaves within the first 12 months, we find a replacement at no placement fee to you, subject to the terms of your management agreement.

3. Tenancy agreement and move-in

We prepare a BC standard tenancy agreement (RTB-1) with any addendum your building needs, collect the security deposit and first month's rent, and complete the move-in condition inspection report the Act requires. Security and pet deposits (half a month's rent each, the legal maximum) are held in the RE/MAX Heights Realty trust account. RE/MAX Heights pays the interest owed to your tenant, so you don't.

4. Rent collection and financial reporting

We collect rent each month and pay you electronically by the 15th, after fees and expenses. Your Buildium online owner portal shows your financial statements, property information, income and expenses, and documents, and we email a monthly owner statement.

5. Maintenance and repairs

Tenants report maintenance requests to us, not to you. We coordinate trusted local trades and ask for your approval on any repair over $250 per item. Emergencies, such as a leak, an electrical fault or a lock failure, are handled right away to protect your property and tenant, and we send you the receipts. For emergencies, your property manager and our licensed assistants can be reached 24/7. Trade invoices are passed through with no markup, we don't take referral fees from contractors, and any discounts show on your invoice.

6. Property inspections

We complete move-in and move-out condition inspections, plus an annual routine inspection as standard and extra inspections as needed, with the written notice the RTA requires.

7. Tenant communication, RTA compliance and tenancy administration

Many Burnaby rentals are strata condos, so we handle the Form K, strata rules and move-in bookings. You remain responsible for strata fees and for keeping your owner details registered with the strata. We serve every notice correctly, including RTB-7 rent increase notices, which must give tenants three full months' notice and stay within the annual limit (2.3% in 2026, 2.2% in 2027). We assist property owners with Residential Tenancy Branch (RTB) disputes, documentation and hearing preparation.

8. Lease renewals and move-outs

We manage lease renewals, rent increases, move-out inspections and security deposit returns or claims within the RTA timelines, then market the unit again quickly if a tenant leaves. Outside the 12-month replacement guarantee, the tenant placement fee is half a month's rent + GST each time we place a new tenant. If your tenant breaks their lease, the tenant who broke it is charged instead of you.

Burnaby rules every landlord should know

House rental licence:

If you rent out a single-family house or duplex in Burnaby and don't live there, the City requires an annual house rental licence. We help owners understand local bylaws and requirements and complete rental licensing applications, in Burnaby and every other city we serve.

Short-term rentals:

Burnaby only allows short-term rentals in the operator's principal residence. Investment units and secondary suites can't be used as short-term rentals, so we focus on long-term tenancies.

Security deposits:

Under the RTA, a security deposit can't be more than half a month's rent, and a pet damage deposit is capped at another half month.

Rent increases:

Once every 12 months, with three full months' notice on form RTB-7, within the provincial limit.

How it works

01

Free rental analysis.

Tell us about your property and we'll send our recommended rent and a management proposal.

02

Sign and onboard.

We sign a management agreement, gather keys, strata documents and appliance information, and set up your Buildium owner portal.

03

Market and place.

We advertise, show, screen and sign the best-qualified tenant.

04

Hands-off ownership.

We handle rent, repairs, inspections and compliance, and you get monthly statements and ongoing updates.

The agreement runs for 12 months and renews automatically. Either party can end it with 60 days' written notice. A $500 cancellation fee applies if you cancel in the first 3 months, waived if we haven't rented your unit within those 3 months.

Frequently asked questions

How much does property management cost in Burnaby?

Full management is 7% of the rent we collect, plus GST, with no management fee while your unit is vacant. If you only need us to find and sign a tenant, tenant placement only is half a month's rent or $1,500, whichever is greater, plus GST. Under full management, placing a new tenant costs half a month's rent plus GST, with free replacement if a tenant we placed leaves within the first 12 months (subject to your agreement terms). Advertising and credit check costs are billed to you at cost. See our fees page for worked examples.

Do you only work with owners?

Yes. We represent property owners and landlords, from single-unit owners to investors with multiple properties. Tenants who are looking for a home can browse our current rentals, but our service and our duty are to the owner.

Can you help me find a rental in Burnaby?

We work for property owners and landlords, so we don't offer apartment-finding, rental search or tenant representation. If you're looking for a home, you're welcome to browse the properties we currently have for rent on our Listings page and apply for any that suit you.

How long does it take to rent a Burnaby condo?

It depends on location, pricing, condition, season and market conditions. A well-priced, well-presented unit near SkyTrain usually rents faster. We focus on finding a qualified, reliable tenant rather than the fastest possible signing, and your free rental analysis includes our pricing advice to keep vacancy short.

What happens if a tenant stops paying rent?

We follow the Residential Tenancy Act step by step. That means contacting the tenant, serving the correct notice (such as a 10 Day Notice to End Tenancy for Unpaid Rent) and, if needed, applying to the Residential Tenancy Branch for an order of possession and a monetary order. We assist you with the documentation and hearing preparation.

Can you take over a property that already has a tenant?

Yes. We take over the existing tenancy agreement, collect the deposit records and introduce ourselves to the tenant. Existing tenancies continue under the same terms.

How often do you inspect my rental?

An annual routine inspection is standard, plus extra inspections as needed, always with the written notice the RTA requires.

Who do tenants call in an emergency?

Your property manager and our licensed assistants can be reached 24/7 for emergencies, and urgent repairs are handled right away.

Do I need a licence to rent out my Burnaby house?

If you rent out a single-family house or duplex and don't live on the property, the City of Burnaby requires an annual house rental licence. Condos in strata buildings generally fall under strata bylaws instead. We can help you work out what applies to your property and complete the application.
