We work for property owners only: individual owners, families holding a long-term home, and investors with several properties or a multi-unit building. Casado Property Management operates through RE/MAX Heights Realty, a brokerage licensed by the BC Financial Services Authority (BCFSA). Property management services are provided by licensed real estate professionals.

Why West Side owners choose Casado

We look after houses as carefully as condos.

Many West Side rentals are detached homes, often with a secondary suite or a laneway house, and sometimes all three units rented at once. We manage each tenancy separately, with its own agreement, deposits, inspections and rent records.

Published pricing.

Full management is 7% of rent collected + GST, with no management fee while a unit is vacant. Tenant placement only is half a month's rent or $1,500, whichever is greater, + GST. See our fees page for worked examples.

Your approval on spending.

We ask before any repair over $250 per item and handle emergencies right away. Trade invoices are passed through with no markup.

Strong communication.

Monthly statements, electronic owner payments and a Buildium online owner portal with your income, expenses and documents. Tenants get 24/7 emergency contact through your property manager and our licensed assistants.

Houses, secondary suites and laneway houses

Most of the West Side is zoned R1-1 (Residential Inclusive), which since October 17, 2023 has replaced the old single-family RS zones across Vancouver. Under the City's rules:

Houses, suites and laneway homes

A single detached house can have a secondary suite and/or a laneway house. A secondary suite needs its own external entry and must be at least 37 m² (400 sq. ft.). A laneway house can be up to 0.25 FSR, to a maximum of 186 m² (2,000 sq. ft.).

Duplexes

A duplex can include up to 2 secondary suites, one in each unit.

Multiplexes

Multiplexes of 3 to 6 strata units, or up to 8 units if all are secured rental, are now allowed on qualifying R1-1 lots, depending on site size and frontage.

One property, separate tenancies

Suites and laneway houses stay with the main house. Secondary suites can't be strata-titled, and laneway houses can't be strata-titled or sold separately. They're rental housing that belongs to the property.

When a property has two or three rented units, small details matter: who pays which utilities, shared laundry and yard rules, parking, noise between units, and separate condition inspections. We set these out clearly in each tenancy agreement so every tenant knows what's theirs.

Each rented unit also needs its own City long-term rental business licence ($98 per unit a year in 2026). We help you understand the requirements and complete the applications. For the full list of Vancouver rules, see our Vancouver property management page.

Higher-end homes

West Side owners often rent out a family home while working abroad, between moves, or as a long-term investment. These homes need a careful approach:

Pricing from comparable homes, not averages.

Online rent estimates are thin at the top of the market. Our free calculator gives a quick range, and for higher-end homes we recommend a free professional rental analysis based on comparable rentals and your property's features.

Thorough screening.

Credit checks, employment and income verification, previous landlord references, government-issued ID, supporting financial documents when necessary, and a review of each application for suitability.

Detailed condition records.

Move-in and move-out condition inspections, plus an annual routine inspection as standard and extra inspections as needed, all with the written notice the Residential Tenancy Act requires.

Trusted trades, with your approval.

Gardens, gutters, roofs, boilers and older systems need regular attention. Tenants report maintenance to us, and we coordinate trades, ask for your approval above $250 and send you every invoice.

Furnished rentals are considered case by case. In Vancouver they still have to be rented for 90 days or more at a time unless the home is your principal residence and licensed as a short-term rental.

First Shaughnessy

First Shaughnessy is a heritage conservation area with its own district schedule. The City's Heritage Conservation Area Official Development Plan lists more than 300 pre-1940 homes as protected heritage property, so exterior changes and some repairs may need heritage review. We keep this in mind when we plan maintenance and coordinate trades for Shaughnessy owners.

Multi-unit and portfolio owners

We manage multi-unit residential buildings as well as single homes, and we welcome investors and multi-property owners. If you own several West Side properties, a house with multiple suites, or a newer multiplex, you get:

  • One point of contact for every unit and building
  • Separate tenancy records, deposits and rent tracking for each unit
  • Portfolio-level reporting in your Buildium owner portal
  • Help with each unit's City rental licence
  • Consistent screening and RTA compliance at every address

The Broadway Plan and the Broadway Subway

The City's Broadway Plan, approved in June 2022 and updated in December 2024, is a 30-year plan for the area between Clark Drive and Vine Street, and 1st and 16th Avenues. It includes parts of Kitsilano and Fairview on the West Side. It shifts more new development to rental housing near transit.

The Province's Broadway Subway Project extends the Millennium Line 5.7 km from VCC-Clark to Arbutus Street, with stations at South Granville and Arbutus on the West Side. Broadway-City Hall Station connects to the Canada Line. The Province says it's scheduled to open for passenger service in fall 2027. Arbutus Station is designed to allow a future rapid transit connection to UBC.

If you own near the Broadway corridor, we can talk through what a well-priced, well-maintained rental needs in a growing area.

We advertise, show, screen and sign the best-qualified tenant for each unit.

Frequently asked questions

Can I rent out my house, its suite and a laneway house at the same time?

Yes, if they're permitted and built under the City's rules. Each unit is a separate tenancy with its own agreement, deposits and condition inspections, and each needs its own City long-term rental business licence. We manage all three for you.

Does a laneway house count separately for the Empty Homes Tax?

No. The City taxes the parcel, not each dwelling. A property with a house and a laneway house or suite isn't subject to the tax if at least one dwelling is a principal residence, or the property is rented to an arm's-length tenant for at least 6 months of the year in periods of 30 or more consecutive days. You still have to file the declaration every year. See our Vancouver page for details.

Can I rent my West Side home on Airbnb while I'm away?

Only if it's your principal residence and you hold a City short-term rental licence and provincial registration. A home that isn't your principal residence can only be rented for 90 days or more at a time. Many owners away for a year or longer choose a long-term tenancy instead, which we manage.

My home is worth a lot more than a typical rental. How do you price it?

We look at comparable rentals and your home's features and condition. The calculator's published data excludes listings over $5,000 a month, so for higher-end homes we recommend a free professional rental analysis.

How much does property management cost?

7% of rent collected + GST for full management, with no management fee while vacant. Tenant placement only is half a month's rent or $1,500, whichever is greater, + GST. See the fees page.

Can you help me find a rental on the West Side?

We work for property owners and landlords, so we don't offer apartment-finding, rental search or tenant representation. If you're looking for a home, you're welcome to browse the properties we currently have for rent on our Listings page and apply for any that suit you.

Who do tenants call in an emergency?

Your property manager and our licensed assistants can be reached 24/7 for emergencies, and urgent repairs are handled right away.
