Tenant replacement guarantee (full management). If a tenant we place leaves within the first 12 months, we find a replacement at no placement fee to you, subject to the terms of your management agreement. After that, each new tenant placement is half a month's rent + GST, and if a tenant breaks their lease, the tenant who broke it is charged the placement fee instead of you. The guarantee doesn't apply to tenant placement only.

What "7% of rent collected" means

The fee is a percentage of the rent we actually collect, not the asking rent. No rent collected means no management fee, so you don't pay us while your unit is vacant.

GST (5%) applies to property management fees, as it does with any GST-registered manager. Management fees for a residential rental are generally a deductible expense on your rental income return. Your accountant can confirm this for your situation.

Monthly rent Full management: 7% + GST, per month New tenant under full management: ½ month + GST Tenant placement only: greater of ½ month or $1,500, + GST
$2,800 $196.00 + $9.80 = $205.80 $1,400 + $70.00 = $1,470.00 $1,500 + $75.00 = $1,575.00

How our pricing compares

Full-service managers in Metro Vancouver commonly charge about 8% to 12% of monthly rent, plus a leasing fee of half a month to a full month's rent. On a $2,800 rental, 7% instead of 10% saves you $84 a month, or $1,008 a year, before GST.

The percentage isn't the whole story, though. When you compare managers, ask for the complete fee schedule. Here's ours:

Vacancy: no rent collected means no management fee.

Inspections: an annual routine inspection is standard under full management, with extra inspections as needed.

Repairs and contractors: no markup on trade invoices. We don't take referral fees from contractors, and any discounts show on your invoice.

RTB disputes: we assist property owners with Residential Tenancy Branch (RTB) disputes, documentation and hearing preparation.

Non-resident owners: NR4/NR6 filing is $250 + GST a year, and the 25% non-resident tax is withheld from rent as required.

Advertising and photography: billed to you at cost and shown on your statement.

Term and cancellation: a 12-month agreement that renews automatically. Either party can end it with 60 days' written notice. A $500 cancellation fee applies if you cancel in the first 3 months, waived if we haven't rented your unit within those 3 months.

What you get for 7%

Qualified, reliable tenants. We price the unit using comparable rentals and market it with professional photography and targeted advertising on MLS/REW, Facebook Marketplace and other appropriate online rental platforms. We handle every inquiry and showing, then screen applicants with credit checks, employment and income verification, previous landlord references, government-issued ID and supporting financial documents when necessary, before reviewing each application for tenant suitability. We prepare the BC standard tenancy agreement and complete the move-in condition inspection report the Residential Tenancy Act requires.

Transparent financial reporting. We collect rent each month and pay you electronically by the 15th, after fees and expenses. Your Buildium online owner portal shows your financial statements, property information, income and expenses, and documents, and we email a monthly owner statement.

Maintenance without the midnight calls.Tenants contact us, not you. We coordinate reliable trades and ask for your approval on any repair over $250 per item, and trade invoices are passed through with no markup. Emergencies, such as a leak, an electrical fault or a lock failure, are handled right away to protect your property and tenant, and we send you the receipts. For emergencies, your property manager and our licensed assistants can be reached 24/7.

Inspections on a schedule. We complete an annual routine inspection as standard, plus extra inspections as needed, with the written notice the RTA requires.

Compliance handled. We serve notices on the correct RTB forms and keep rent increases within the provincial limit (2.3% in 2026, 2.2% in 2027, with three full months' notice). We help you with municipal rental licensing requirements and applications in every city we serve. Security and pet deposits (half a month's rent each, the legal maximum) are held in the RE/MAX Heights Realty trust account. RE/MAX Heights pays the interest owed to your tenant, so you don't. We follow the RTA timelines for returning or claiming deposits.

Experienced, licensed professionals.Casado Property Management operates through RE/MAX Heights Realty, a brokerage licensed by the BC Financial Services Authority (BCFSA). Property management services are provided by licensed real estate professionals. Independent reviewers recognized us in 2026: CleverCanadian ranked us #1 in its August 2026 "Top 6 Property Management Companies in Vancouver," and Waterview Vancouver ranked us #1 in "The Best Property Management Services in Vancouver [2026]."

Tenant placement only: when it makes sense

If you live nearby, like dealing with tenants yourself and only want help finding the right person, tenant placement only is a cost-effective option. We handle the marketing, showings, screening, tenancy agreement and move-in inspection. Once the tenant moves in, you take over. The fee is half a month's rent or $1,500, whichever is greater, plus GST. You can switch to full management later.

Frequently asked questions

How much does a property manager cost in Burnaby or Vancouver?

Full-service managers in Metro Vancouver typically charge around 8–12% of monthly rent plus a leasing fee. Casado charges 7% of rent collected + GST for full management, with no fee while your unit is vacant. Tenant placement only is half a month's rent or $1,500, whichever is greater, plus GST.

Do you charge when my property is vacant?

No. Our management fee is 7% of the rent we collect, plus GST. No rent collected means no management fee.

Is GST charged on property management fees? What about PST?

Yes, 5% GST applies. BC planned to extend PST to some real estate services in October 2026, but that change was put on hold. Even as proposed, it targeted non-residential real estate services. Residential property management currently has no PST.

Are property management fees tax-deductible?

For most landlords, yes. Management fees are generally a deductible rental expense. Ask your accountant about your situation.

Is there a long-term contract?

Our agreement runs for 12 months and renews automatically. Either party can end it with 60 days' written notice. A $500 cancellation fee applies if you cancel in the first 3 months, waived if we haven't rented your unit within those 3 months.

Are there any other fees?

Other charges are listed up front: a $500 cancellation fee in the first 3 months (waived if your unit isn't rented in that time); a $200 documentation fee if you find the tenant yourself; $250 + GST a year for NR4/NR6 filing for non-resident owners. Advertising, credit checks and legal fees are passed through to you, and repair invoices are passed through with no markup. We don't take referral fees from contractors, and any discounts show on your invoice.

Do I pay the placement fee again when a tenant moves out?

Under full management, if a tenant we placed leaves within the first 12 months, we replace them at no placement fee, subject to your agreement terms. Otherwise, each new tenant placement is half a month's rent + GST, and if a tenant breaks their lease, the tenant who broke it is charged instead of you.

How often do you inspect my rental?

An annual routine inspection is standard under full management, plus extra inspections as needed. We give your tenant the written notice the RTA requires.

Who handles emergencies after hours?

Your property manager and our licensed assistants can be reached 24/7 for emergencies. Urgent repairs are handled right away; anything non-urgent over $250 per item waits for your approval.

Do you manage more than one property?

Yes. We work with individual owners and investors, from a single condo to larger residential portfolios, and multi-property owners are welcome.

Can you help me find a rental?

We work for property owners and landlords, so we don't offer apartment-finding, rental search or tenant representation. If you're looking for a home, you're welcome to browse the properties we currently have for rent on our Listings page and apply for any that suit you.
